CONDITIONS

Booking Methods:

• You can reserve the apartment you prefer through the "Online Reservation" option or via "Bank Transfer". Whichever method you choose, an advance reservation payment of 30% is required, which will then be deducted from the total cost of the accommodation.
• Should you choose "Online Reservation", the payment can be made by Credit Card through the PAYPAL system.
• Should you choose "Bank Transfer", we will send all the necessary bank details to your e-mail address. All costs associated with international transfers will be met by the client.
• Proof of the transfer should be sent by fax or e-mail within 48 hours of making the transfer.
• The remaining balance should be paid in cash when checking in to the accommodation.

Cancellations Policy:

• Cancellations made more than 30 days before the arrival date will enable 90% of the advance payment/deposit to be refunded.
• Cancellations made less than 30 days before arrival date will enable 90% of the advance payment/deposit to be refunded only if the apartment can be reoccupied; There will be no refund if the apartment is not reoccupied.
• Please bear in mind that all costs associated with an eventual deposit refund will be met by you, the client.
• Reduction in the number of guests: for each guest that cancels their stay, there will be a single charge of 12 (twelve) Euros.

Check-in and check-out:

• Check-in is from 13:00 onwards, although it is possible to arrive at the apartment at 11:00 to leave your luggage and receive the respective keys.
• Check-out is at 11:00. However, you may also leave your luggage in the apartment until 13:00.
• On weekdays you may leave you luggage at our office before 11:00 on the day you check in and/or after 13:00 on the day you check out, without any additional charge.
• You should telephone us 30 minutes before your arrival.
• Supplements for check-in in special circumstances:

30 € between 21:30 and 00:00 from Monday to Sunday;

45 € between 00:00 and 08:30 from Monday to Sunday;

25 € on weekends and public holidays between 8:30 and 21:30.

Cleaning and maintenance:

• The apartment will be cleaned before the arrival of each guest. However, on departure, guests should leave the apartment in a reasonable state of cleanliness. When guests stay for over 14 days, the apartment will be cleaned once a week.
• Number of guests and pets in the apartments:
• The number of people who may use the apartment must never exceed the permitted number of occupants defined for each apartment, with the exception of children under 4 years of age.
• Children under the age of 4 do not pay, but please tell us how many children under 4 there will be by using the relevant box when reserving the apartment.
• Please note that the representative from The flats Planet who checks you in may ask you to present documentary proof of the relation between the adults that are responsible and the children (if under the age of 16).
• Please contact us should you require a cot.
• The accommodation of pets in the apartments is subject to previous authorisation – please contact us about this. Should a pet be authorised to stay in the apartment, an extra deposit of 200 Euros will be required, which will be returned at the end of the rental period if there is no damage to the apartment.

Behaviour:

Due to the fact that all the accommodation provided is in private residential buildings, guests should respect the neighbours by avoiding any noise that is considered to be unreasonable or out of the ordinary between 22:00 and 10:00 on the following morning. Parties and other activities which seriously disturb the neighbours may result in immediate eviction, with no right to the refund of the money already paid for the apartment rental.

This site offers apartments for rent solely and exclusively intended for temporary accommodation, for short stays of a transitory nature, in compliance with nº 3 of article 1095 of the Portuguese Civil Code. The rental does not represent the offer of accommodation in a tourist resort, and the operation of this accommodation is included within the legal scope of the Law-Decree nº 39/2008, of 7th March.
